4. Non Load-Bearing Walls (total thickness 11,5 cm):

5. First Floor Structure:

(Construction looking from top to bottom)

  • 1 x Orientated Strand Board (OSB 22 mm)
  • 1 x Solid wood beams 47 x 220 mm, 600 mm centres, or as by static calculations
  • 1 x 100 mm mineral wool insulation. (only loose delivered material)
  • 1 x 22 x 95 mm plasterboard support battens to underside of ceiling (only loose delivered material)
  • 1 x Plasterboard, 12,5 mm, to underside of ceiling (only loose delivered material)
  • 1 x Plasterboard, 12,5 mm, to underside of ceiling. (only loose delivered material)
  • 1 x Insulated loft hatch, including fold down ladder. (only loose delivered material)

6. Soffit Boarding:

Overhanging roof trusses (approx. 80 cm) will be covered with white finished painted wood panels, sizes 22 x 120 mm. The overhang on gable wall sides (approx. 50 cm) will have same covering. (only loose delivered material)

7. Gutters / Rainwater:

The rainwater collection (SIBA) is a fully built system from top to bottom of house with very good quality materials. (only loose delivered material)

8. Scandinavian windows:

The Scandinavian windows made with slow growing Pine. The pivot-hung windows for practical reasons are easy to manage, extremely well-balanced and can be easily opened and adjusted single-handedly. The triple glazing has a 'U' value 1,1 W/m K. Child proof locks fitted to all opening windows. All factory-painted windows have a 10-year guarantee. Matching outside window ledges are also supplied.

9. Staircase:

Handcrafted stairs made out of solid beech wood, lacquer finished, incl. Railing, Spindles and Handrail.

10. Bay-window: (standard to all houses)

The bay-window has the same construction as the external wall panels on the top floor incl. finished painted wood cladding, to avoid heat losses.

11. Main Entrance door:

The main entrance door 'U' value 1,2 W/m K is painted white, 1000 mm wide, aluminium-lined, wooden framed with glass fittings and outward opening. Seven-lever ASSA -2000, moisture dead-lock security lock. Pre-fitted draught sealing strips. Matching triple glazed sidelight - standard, 10- year guarantee. Available as outside or inside operable version.

12. Roof s 27° or 45°:

Fully prefabricated roof trusses designed for 900 mm or 1200 mm centres secured to head binder plates an load-bearing walls with galvanised steel truss clips. The breathable roofing membrane is fitted with counter battens. These battens 70 x 45 mm are supplied in random lengths. Alternative roof pitches or hipped and half-hipped roofs available as options.

13. Electrical fittings:

Pre-fitted pipes, electrical boxes and conduits (12 peaces) as by Law in all prefabricated wall panels.

14. Ventilation of house: (Option)

Controlled Fresh air is drawn into the house from the outside via air devices (Fresh 100). All air devices are fully pre-fitted into the wall panels according the calculations.

15. Dormers: (if applicable)

A variety of sizes and styles available, including: 1,2 or 3- bay dormer for gabbled or hipped roofs with 27° or 45° roof pitch. Factory assembled front and cheeks. The dormer has the same specification as the external wall panels.

16. Architectural services:

  • supply of project drawings in scale M 1 : 100 and 1 : 50 in 3 copies
  • static calculations
  • calculation of living spaces

17. Crane:

The telescopic crane (25 to.) would be needed for approximately 2 full working days (20 hours) and must be provided by the client. If a scaffold is needed for safety reason or on demand, the client is responsible to supply it according to health and safety regulations.

Access is required for the delivery on articulated trailers or rigid flatbed lorries (14 metres trailer) near the foundations and a suitable hard standing area is required for the said vehicle during the delivery.

18. Generally:

In order to permit a policy of continuous improvement and innovation, Nordica-Villan reserve the right to alter the specification and any materials and components described therein, without prior notice.

In this calculated fix- price, are no costs like assembly, transport and accommodation for work force.

This technical building description for a NORDICA-VILLAN Kit-House is an obligatory part of the delivery contract. All erection work is carried out by experienced tradesmen trained in construction of timber frame dwellings.

We as Importer know, that the House is completely manufactured in Poland ex work, and can be assembled by fully trained Polish, Swedish or German craftsmen.
